If I park next to "Tenant parking only" sign on private property, am not a tenant and am hit, who's liable?
Part of your problems will depend on whether or not your state is a no fault insurance state. technically since you were on private property, standard motor vehicle laws dont apply so fault isnt determined by any parties failure to observe traffic laws.
if you carry comprehensive insurance, your company will pay for the repairs to your auto after you have met your deductible and your insurance carrier has adjusted your claim.
otherwise this becomes a civil case and you will have to sue the party you hold responsible for the damages to your auto in either civil or small claims court.
the fact that your not a tenant may have some bearing if you end up in court as both sides (plantif/defendant) could argue right of way and then ultimately the judge would decide.
